It's the newest Zoysia variety in the Jacksonville market, and it was designed to solve the biggest limitation of the Zoysia family — shade tolerance.

Most Zoysia varieties need at least 4 to 6 hours of direct sunlight. Innovation pushes that boundary further, performing well in conditions where other Zoysias thin out and fail. For Jacksonville homeowners with mature live oaks, water oaks, or magnolias shading significant portions of their yard, Innovation opens up Zoysia as an option where it wasn't before.

Beyond shade tolerance, Innovation brings strong traffic resistance to the table — unusual for a Zoysia. Most Zoysias handle normal residential traffic but recover slowly from heavy wear. Innovation was bred to withstand more abuse, making it a Zoysia you can actually use in areas that take regular foot traffic without worrying about worn paths and thin spots.

Jacksonville's urban and suburban lots are full of shade. Mature live oaks with wide canopies, clusters of pines, two-story houses casting long afternoon shadows — these are normal conditions that most grass varieties struggle with. Until Innovation came along, homeowners in shaded yards had two real choices: St. Augustine (which handles shade well but requires more water, more fertilizer, and more mowing) or accept bare ground and mulch.

Innovation gives those homeowners a third option. A Zoysia that can produce a dense, attractive lawn in shade conditions where Empire would fail and even Zeon would struggle. And because it's still a Zoysia, it needs less water, less fertilizer, and less mowing than the St. Augustine it might replace.

The traffic tolerance is the other big differentiator. Innovation Zoysia Maintenance

Mowing: Innovation's fine-to-medium texture looks best at 1 to 1.5 inches in full sun areas and can be kept at 1.5 to 2 inches in shadier spots where slightly taller growth helps the grass capture more light. Mow every 7 to 14 days depending on growth rate, which slows naturally in shaded areas. Innovation's moderate growth rate keeps mowing manageable throughout the season.

Watering: In full sun, Innovation's water needs match other Zoysias — about 0.75 inches per week. In shade, water needs decrease because less moisture is lost to evaporation. Shaded Innovation lawns may only need watering every 10 to 14 days during periods without rain. Be careful not to overwater in shade, as excess moisture combined with limited air circulation can encourage fungal issues.

Fertilization: Innovation follows standard Zoysia fertilization — 2 to 3 applications per year. In shaded areas, reduce the amount by about 25% compared to sunny areas. Shaded grass grows slower and needs less nitrogen. Over-fertilizing in shade pushes weak, leggy growth that's more susceptible to disease. Apply in April and June, with an optional light application in August for sunny areas only.

Shade management: Even though Innovation handles shade better than any other Zoysia, you can help it by managing the shade itself. Thin out tree canopies to increase light penetration. Remove lower limbs up to 8 to 10 feet to allow more angled light. Keep leaf litter cleared so the grass isn't smothered during fall and winter. These practices improve airflow too, which reduces disease pressure.

Disease awareness: In shaded, humid conditions — common under Jacksonville's tree canopy — watch for large patch disease, which appears as circular brown patches in fall and spring during the transition into and out of dormancy. Good airflow, proper watering (not too much), and avoiding late-season fertilization all help prevent it. If it appears, a fungicide application at the first sign of symptoms keeps it from spreading.

How Innovation Compares to Other Zoysia Varieties

Compared to Empire Zoysia, Innovation handles shade significantly better and tolerates more traffic. Empire is more proven in the market, more widely available, and slightly less expensive. If your yard gets good sun (6+ hours), Empire is a solid and economical choice. If shade is a factor, Innovation is the clear winner.

Compared to Zeon Zoysia, Innovation has better shade tolerance and better traffic resistance, but Zeon has a finer texture and more refined visual appearance. Zeon is still the top choice for front-yard aesthetics in moderate shade. Innovation is the better choice when shade is heavy or traffic is a concern.

Compared to JaMur Zoysia, Innovation handles shade better and stands up to traffic better, but JaMur establishes faster and has more market availability. JaMur is a good general-purpose Zoysia at a good price. Innovation is the specialist — the one you pick when shade performance is the deciding factor.

Compared to St. Augustine (the traditional shade grass in Jacksonville), Innovation needs less water, less fertilizer, and less mowing. St. Augustine still handles deeper shade (under 3 hours of sun), but Innovation can replace St. Augustine in moderate shade situations while cutting maintenance requirements significantly. Innovation is also resistant to chinch bugs, which are the biggest pest problem for St. Augustine in Northeast Florida.
